What criteria do agents have to meet in order to work with KARDNL?

KARDNL employs a rigorous evaluation process built on five key pillars to ensure that only the most exceptional professionals join our network:

We require a proven track record with solid transaction volume, ongoing education, and active engagement in the market.

We look for a network of dependable support and services that enhance the client experience.

Passing our in-depth interview is crucial to ensure alignment with our standards and values.

Agents must continuously adhere to and exceed the benchmarks we set for quality and professionalism.

What will the referral service cost me? How does KARDNL get paid?

$0 - No, there is no fee for you to use our referral service. Our goal is to simplify your real estate journey by making it easier to find a trusted and qualified agent without any additional expense.

Listing/buying commissions will be explained to you and handled by your agent. We receive a fee from our agents when they are paid from the transaction.

What happens after we fill out the Getting Started form?

Next, we'll contact you to go over additional details about the home you want to sell and/or purchase.

What we look for in clients are:

Serious Intent: Clients who plan to purchase or sell a residential property within the next five to six months.

Financial Readiness: For buying clients, having a prequalification letter or proof of funds. This ensures they are well-positioned to proceed with your transaction. Also, many sellers will ask for a prequal letter or proof of funds to be presented along with any offers. If you don't have one, we can refer you to lenders who can provide a prequalification letter.

How quickly can I expect to be connected with a top-performing agent?

We strive to match you with a highly qualified agent as quickly as possible—often within the same business day or at most within 1-2 business days—so you can move forward with confidence and efficiency.

Note to Buyers... Having a recent prequalification letter or proof of funds can help speed up this process.

Do referred agents work for KARDNL?

Nope. KARDNL does not directly employ or contract with the agents we work with. Instead, we make referral agreements with top agents from various brokerages. We sign agreements with a few top agents from different brokerages around Houston.

This eliminates uncertainty and ensures you receive an actual expert to represent you throughout the entire transaction.

How do I get my $500 after closing?

When you become our client and receive an agent referral, simply close your transaction with your assigned agent at a title company. After closing is complete, and we receive our fees from your agent's broker, KARDNL will promptly send you the $500 incentive via your preferred method—Zelle, Venmo, or a check in the mail.

Additionally, your new agent remains available for any future real estate needs, so feel free to refer friends and family directly to them or to our service.

Please note: The $500 incentive is only valid if the referred agent receives a commission of 2% or more.
