Here's what we can tell you:
Commissions are always negotiable. KARDNL's referred agents are dedicated to maximizing your home's potential value in the market, expertly navigating potential challenges, and always keeping your best interests at the forefront.

In Step 2 we'll go over additional details about the home you want to sell and/or purchase & review the qualification process.
To qualify you as a client:
When Selling a Home - You'll sign a listing representation agreement. (TAR Form: TXR-1102)
When Purchasing a Home - You'll sign a buyer's representation agreement (TAR Form: TXR-1501) AND get prequalified (for a mortgage) or provide proof of funds (for cash deals).
*Your agent will require you to fill out these forms & some additional ones. These are standard forms used by REALTORS® in Texas. You're agent will gladly explain every form and document you are asked to fill out.
FYI... We also work with excellent mortgage brokers who can assist with providing pre-qualification letters and securing loans.
No. KARDNL does not directly employ the agents we work with.
We contract with the top agents from various brokerages/agencies. All the best agents don't work in one place!
The challenge with contacting any real estate office is uncertainty—you never know who you'll end up working with. Most agents working for brokers/agencies could be fresh out of real estate school, still building their careers, or might just be part-time agents. You don't want an inexperienced agent learning from mistakes they make on your deal or with your money.
At KARDNL, we work only with experienced agents who have already proven themselves and built their client base through referrals. We connect you with trusted professionals who, we know, will take excellent care of you.
When you're our client and we refer you to an agent, all you have to do is close your transactions with your assigned agent at a title company. The title company will cut us a check at closing. Once we receive funds, we'll send you $500 via Zelle, Venmo, or mail you a check. Whatever works for you!
If you have any other real estate needs in the future, you now have an agent you can work with! Refer your friends and family to your new agent, or if you prefer, send them to us.
$500 incentive is valid only if your KARDNL referred agents is paid a commission of 2% or more.
